Certified, qualified and licensed in Louisiana. CLAS operates from its home office in Louisiana, but is qualified to value residential property ranging in value from adjudicated property to multi-million dollar lake front mansions. We appraise property in all four of the northwest Louisiana corridor parishes, Caddo, Bossier, Webster and DeSoto.

CLAS has specialized in working with all major lending companies, listing major banks such as Wells Fargo and JP Morgan Chase among our list of financial institution clients. Locally CLAS services bankers at Cadence Bank, Fidelity Bank (NOLA Lending) and half a dozen other local lending institutions in our area.

Joining the then coveted FHA appraisal panel just prior to 2010, CLAS owner/appraiser Clint Land is well known for his knowledge of the modern FHA/HUD appraisal handbook labeled 4000.1. He has been a featured speaker in several local events concerning both FHA insured and USDA (rural housing) appraisals. His Q&A sessions with agents and brokers about the requirements of the 4000.1 handbook have resulted in solidified loans for buyers all across our state.

Land is also a court-approved “expert witness” in the 26th Judicial District which encompasses both Bossier and Webster parishes. He has testified in both depositions and open court concerning a range of real estate topics from rental rates to damages caused by failed engineering and of course value of houses and camps in the parishes.

CLAS will appraise residential property for any lending institution. appraisals can be delivered using both UAD dataset; ENV format and will be Fannie Mae approved. CLAS appraises residential property for attorneys:

1) Estate work is an often overlooked appraisal service. CLAS has completed dozens of appraisals for estate lawyers in the Louisiana/Bossier area, insuring families are not over taxed or under valued after the passing of a loved one. Attorneys who used to rely on simple broker price opinions are often shocked by the differences in a supported appraised value provided by a professional appraiser who is competent in the field.

2) Divorce appraisal work is a specialty for CLAS. Coupled with an expert appraisal to insure a fair and impartial split of real estate assets Land is an expert witness qualified to testify in divorce court cases concerning the support of his findings. A second premium service offered to divorce attorneys is the review of an existing appraisal. This can often uncover errors which can disqualify the professional testimony of an expert witness when the subject turns to property value.

3) When acting as an “appraiser” not even a state certified MAI appraiser can testify as an “advocate” for one side or the other. He can only defend his appraisal in court. However, an appraiser can remove this standing and act as an advocate so long as he has not appraised the real estate in question. Acting as an expert witness, Land has proven to be a superb advocate for attorneys on several occasions.

CLAS measures houses:

1) Residential appraisers are schooled in the art of determining the gross living area of residential dwellings. CLAS, an ANSI measurement expert, is qualified to do just this. (ANSI is a set of published guidelines that standardizes how a home is to be measured). Not only do real estate agents and home owners need to know the accurate ANSI square footage of a home’s living area, but so do buyers. The reasons for this are obvious, gross living area is often the baseline which helps determine market value and you would never want to rely on often estimated public records for this critical data.
